Buyer Services

I'm there for you, every step of the way.

1. Buyer Counselling Session:  I will meet with you to discuss your needs and goals, and to plan the search for your property.

2. Buyer Agency Alternatives: I will discuss agency representation alternatives with you to determine your needs.

3. Buyer Representation Agreement: I will explain the special services and benefits it offers.

4. Financing Pre-Qualification: I can arrange a meeting with a reputable lender to identify your range of affordability, and to increase your offer strength.

5. Property Showings: I will show you properties that meet your criteria.

6. Property Evaluation: I will discuss the positive and negative features of a property that may affect it's value and future resale.

7. Property Disclosure: I will review with you all inspection reports and other documents pertaining to the condition of the property and disclose all physical defects of a property that are known to us.

8. Building Inspection: I will recommend that you obtain a professional building inspection, and can refer you to a reputable inspector.

9. Estimate of Funds Required: I will provide you with a preliminary estimate of closing costs and down payment requirements anticipated in the transaction.

10. Offer Preparation: I will prepare a written offer on the property you choose to purchase, with terms approved by you.

11. Offer Negotiation & Strategy: I will prepare a negotiation strategy for the property you select, including completion of a Competitive Market Analysis and advice on initial price and terms to offer. I will then begin the negotiation process directly with the seller and/or the seller's agent.

12. Closing the Sale: I will assist and monitor the progress of the Agreement of Purchase & Sale, including the satisfaction of any conditions during the entire transaction.

13. After Sale Service: I will keep in touch after the sale to follow up on any remaining details or service needs.
